So, picture this: My real estate team and I have this great listing that’s like the prom queen of houses—fabulous location, adorable neighborhood, and a super desirable floorplan. But despite its perks, it was getting less attention than a reality show rerun. We knew we had to shake things up, and that's when my sister Courtney and I rolled up our sleeves, threw on our DIY crowns, and decided to transform this diamond in the rough. The only catch? We had to work with a zero budget. Challenge accepted! After all, as former teachers, we are queens of turning low budgets into masterpieces and being resourceful with what we have. It’s safe to say, we have mastered the art of doing more with less. So, buckle up, folks, as we dive into how you can stage your home to sell without breaking the bank. Spoiler alert: It’s all about creativity, elbow grease, and don’t forget the cute accent pillows.

Declutter Like a Boss: Less Really Is More

Alright, let’s get real for a moment—your knick-knacks might be adorable to you, but to a potential buyer, they’re just obstacles in their quest to envision their own life in your space. Think of it this way: if your home is cluttered, buyers might not even finish touring your home because they are in a hurry to get out of it and be free of the hodge-podge stimulation overload. So, channel your inner minimalist and go to town with the decluttering. Those family heirlooms and treasured collections? Save them for your next home where they’ll have room to shine. For now, less is definitely more. By clearing out the excess, you’re giving buyers a clean canvas to picture their own lives and belongings in your home. Plus, you’ll feel like a decluttering superhero with a fresh and spacious home!

Say Goodbye to Price Tags: It’s All in the Details

Let’s chat about the tiny details that can make or break your home’s presentation. Price tags on decor items—seriously, who knew they were such a deal breaker? Nothing screams “I’m not ready to sell” like leaving those pesky tags on your chic new vase or that charming picture frame. Those tags may be tiny, but they can make your home look less polished and more like a last-minute yard sale. So, take a few minutes to remove every tag, sticker, and label. Is that sticky price tag hard to peel off and leaving an ugly residue? We’ve all been there. Next time, try taking a hair dryer and blasting it with hot air for about 30 seconds before attempting to peel. You will find that this simple trick takes that stubborn sticker right off!

Furniture Layout: Less Is More, and More Is…Too Much

When it comes to furniture, less really is more. If your space is looking a bit cramped or you’re playing a constant game of “let’s avoid bumping into that sofa,” it’s time to rethink your furniture arrangement. A room should feel spacious and welcoming, not like a furniture showroom. Try rearranging your pieces to maximize the flow and functionality of each room. If your furniture is too bulky for your space, consider moving some pieces to storage or another room. Remember, a room where people can move around freely is much more appealing than one where they’re constantly sidestepping your couch.

Ultimately, this room had a lot going on. We couldn’t even fit all the pieces in the photo, and there were actually 5 mirrors in this one room! (That’s too many mirrors)

We opted to clean this room out and leave it virtually unfurnished so that potential buyers can envision what they could use this space for, and in all honesty, the room looked even bigger when we did that!

Home Inventory Shuffle: A Fresh Look for Free

Now, let’s play a little game of “Where Does This Belong?” Take stock of your decor items and assess where they might make the most impact. That vase that’s currently gathering dust in the family room? It might look fabulous on your bathroom counter. And those fresh flowers that seem to be underwhelming in the foyer? A lot going on here...but once we decluttered the room and took inventory of what we had, we were able to use certain accessories elsewhere and pulled from the vault a few other items we felt elevated the space.  See below for the after photo...

A quick fix-up can make your home look well-maintained and cared for. Perhaps minimize family photos, your future home buyer wants to envision themselves in your home, not the current tenants. If you have things visibly taped to your wall, or stapled in place, now is the time to get rid of those things. Finish with a deep clean to get rid of any lingering dust or grime. Light a candle to create a warm and inviting atmosphere, pour yourself a well-deserved glass of wine, and bask in the glow of your newly transformed home.

But up close, stapling posters and taping vines to the wall is not going to make the best impression on future buyers. We started by creating a blank space, borrowed some bedding, and check out the results below!

Ta-da! Yes, yes, I know...that silver table is tarnished, but have no fear, a lamp will soon be placed here to complete the space and mask the table's imperfections. Remember...we said you needed to have some creativity to do this, we are making the most of what we have :)
